PROCEDURE TO RENT A HOUSE

At Max Rental you can easily and quickly rent a rental property without waiting lists. Below we describe how you can rent a home in a few simple steps or

THE KEY TO YOUR NEW HOME IN 9 STEPS

Step 1 - VIEWINGS

Respond to a property (offer). You will receive a questionnaire by email. 


Based on the answers from the questionnaire, we invite the first 25 candidates for a (group) viewing.


Step 2 - SERIOUSLY INTERESTED?

During the open house you will receive a flyer with a QR code. Scan the code for your motivation and send it before 12 noon the next day:

  • a description of yourself and possibly your housemates
  • the reason why you want to rent the property
  • an explanation why you are the suitable tenant for this property
  • an explanation of your income, including a description of employment

The income requirement for all homes is 3x the annual rent. This means that your gross income must be 3x the annual rent. If you do not meet this requirement, you can provide a guarantor. A guarantor must always be a family member. Please note: students must always provide a guarantor.


Example: 

The rent of the house is € 800, then your income must be € 800 × 12 = € 9.600 x 3 = € 28,800.


Step 3 - SELECTION

All motivations for the relevant property are collected and presented to the landlord.


The landlord ultimately determines with which tenant he or she has the best match. The selected candidate will be notified by phone and will receive an explanation of the down payment.


The other candidates will be informed by email. If you are not selected for this property, you can of course always be considered for another property. Check our current housing offer.

Step 4 - PAYMENT

After you have been selected, we ask you to make a down payment equal to the deposit of the house. You will receive an email from the broker with instructions for this. We also ask you to sign a declaration of intent. You will also receive this by email.


After receipt of the down payment, the rental property will be put 'under option' and will no longer be offered to other candidates. The down payment must be made the same day to prevent the property from being offered to another candidate.


NB. If you withdraw as a tenant after paying the deposit, you will not receive your deposit back. If the landlord does not select you as a tenant, you will receive your deposit back within 48 hours.

Step 5 - SCREENING

You will receive an invitation from us by email to start the screening process.


We screen for things such as validation of your income, ID verification, and creditworthiness.

Step 6 - COMPLETE FILE AND CONTROL

Once your screening is complete and approved by both Max Rental and the landlord, we will contact you to schedule an appointment for the key handover. 


You will also receive the rental agreement at that time.

Step 7 - SIGNING RENTAL CONTRACT

You will receive the rental contract digitally in your email. You can digitally sign the lease via a link. You will receive the invoices for the rent and deposit by e-mail and must be paid before the key handover.

Step 8 - FINANCIAL SETTLEMENT

For the key transfer you pay the rent (first month's rent) and deposit amount, minus down payment.

Step 9 - KEY EXCHANGE

The real estate agent makes a report of the current condition of the room or studio. You can go through this report at our office with the broker. After this, the report is signed by both parties. 


If you encounter any issues in the room or studio that are not mentioned on the check-in report, you can notify us by email to customerservice@maxrentals.nl within 5 working days from the check-in date.
